Common Areas/State Fire Liaison/Government Relations

The TLPOA Board has appointed a group of lot owners to the Master Plan Committee. The committee includes both full-time and recreational owners. Their mission is to “Determine what is the best use of the common areas and adjoining TLPOA-owned properties, for the shared enjoyment of all owners in the community, while respecting the preservation and protection of the areas, and the needs and wishes of those owners adjoining the areas.”

The committee invites any interested owner to one of two public meetings, to give your input on how these areas may best be designed and used. We are particularly hopeful that owners whose properties are adjacent to common areas will provide us with feedback. At the meeting, we will have a large map posted so you can show us where your property lies as you give us your input.

The two meetings will be held just prior to the regular Board Meetings in February and March:

Wednesday, February 9th, 6 pm, Wasatch County Senior Citizens Center, 465 East 1200 South, Heber City

Wednesday, March 9th, 6 pm, Whitmore Library, 2197 East Fort Union Blvd, Salt Lake City

In addition, we will shortly post a brief survey on our website, regarding common area usage. We request all owners to complete the survey.

Timberlakes First Response Team is seeking new volunteers to join our team.  No prior medical experience is needed.  We will train you in CPR and First Aid right here in Timberlakes.  We have monthly training meetings and ask our volunteers to sigh up for a 24-hour shift each month.  This is a great way to give back to your community, learn valuable emergency skills, meet new folk on the mountain, and possibly save a life!

Our next new member training will occur in November.

We will continue to work on the Entrance Beautification Project on Saturday,  October 16th.

Please bring gardening tools, chainsaws, trailers, and good cheer. This could actually be fun! We have bulbs and wildflower seeds to start planting in the red rock garden in front of the Post Office. We will have more compost for the red rock beds so we can prepare them for next spring flowers.  We are also continuing to remove dead trees, noxious weeds, and designing new signage.

If you are interested, please meet in front of the Timberlakes Office at 9:30 am on this Saturday, October 16th. The committee wants to continue the project and is asking for help from owners who can volunteer a little time.  Please contact Jeff with the time and date you are available to assist on the project.

Also, if you are putting hours in to remove timber and brush around your lot, be sure to track your time and complete the form included in the last issue of the Timberlakes Times to submit for Matching Funds.

The wood pile in the main parking lot will be closed for new accumulation after this weekend. We have arranged to have the pile chipped and need to close down the collection for this year. Please do not add to the pile after this Monday, October 4, 2010.

The gate beautification project is seeing progress. On Sept 25 th, we removed many dead trees, pulled noxious weeds, and prepared the planter box at the split of the road between Lake Pine Drive and Westview. Our next project will be to prepare the red rock planter box in front of the Mail House and the ones around the gate house. We need a backhoe volunteer (please).

The next work session is Saturday October 16th at 9:30 am. We will finish by 1:00 pm, so you have the remainder of your Saturday to do your own fall preparation!  We will be preparing for spring flower planting, cutting down a few more dead trees, talk about making the signage in the area look better, and using the wood chips from the chip pile to provide better ground cover.

In the past, all building plan submittals/approvals have followed a certain process in order to be reviewed and accepted for building in Timberlakes.  Two sets of plans (prints) were required so that we could use these in determining whether your building project was acceptable to the standards of Timberlakes CC&R’s and Architectural Control Regulations.  The paper sets were cumbersome, required pick-up and delivery and were somewhat inconvenient.  We had to store these and unfortunately, sometimes they were lost or misplaced by mistake.  Future references to these plans were difficult if they were no longer available.

With the new building season about to start in a few months, we are changing our review process in order to simplify and bring Timberlakes up to the new ‘electronic’ age.  Just as Wasatch County has gone to electronic submittals, we are doing the same at Timberlakes.  We believe this will help to expedite the submittal/approval process.

We are now requiring that all plan submittals be in electronic format.  We no longer accept paper submittals (sets of paper drawings).  We ask that you submit your plans to the office electronically (PDFs) by email or a CD delivered to the office.  You will still be required to fill out the required application form as found on the website and provide both the $20 Filing Fee and the $80 Review Fee prior to your plans being accepted for review.

Once we have reviewed your plans, and you have paid the required fees as determined by our review, we can either email the approved drawings back to you or forward them on to the County.  You would be ultimately responsible though for checking with the County to insure that they have […]

Just a short reminder to those of you planning to submit building plans for approval this spring. Please make sure that your plans are not smaller than 24” x 36” sheets. Smaller sheets, such as letter size, that have been printed from the web are not acceptable. The County will not accept these for permit purposes either. The plans you submit to Timberlakes should be two of the same sets you will be submitting to the County for a permit. You can verify the County requirements by calling their office at 435.657.3180.

Before submitting any plans for review, please visit the Construction Information page on the Timberlakes website for construction information. The website contains all of the necessary instructions, forms and applications needed for plan submittal. With the start of the construction season coming up, you can significantly streamline the plan approval process for new cabins, additions or remodeling projects, by following some simple guidelines:

Lot owners should visit the Construction Information link on this website to review all Timberlakes documents and requirements for plan approval. Verify that your plans conform to all CC&R’s and Architectural Control Regulations before submittal. Review the Construction Bond and Fee Schedule.
Plans should be thorough and indicate all necessary information required for a proper plan review. Information such as Lot number; street name; plat number, total square footage, building material types, setbacks, and building heights should be designated on the drawings.
Fill out the Plan Approval Application completely and accurately and provide the proper amount of sets for review. Submit your plan application package at the TLPOA office. Pick up your plans there after the review is complete.

The normal time to review plans is generally 1-2 weeks. Please do not expect same-day turn-around service. We need to verify your application as to official lot owner, location and current status of dues and assessments.
